What is a Home Inspection?
A Home Inspection is a visual examination of the property’s physical structure, grounds and installed systems conducted based on an Industry Standard of Practice with reporting providing an assessment of the property’s overall condition. The areas inspected include Structural Components, Exterior Surfaces, Roof, Plumbing, Electrical Service, Heating, Air Conditioning, Insulation and Interior Living Spaces. The inspection also includes a description of the installed systems and the location of important features such as gas, water and electrical shut-off valves.
Pre-Purchase Home Inspection
The home buying process can be stressful and time consuming but should not come with surprises such as unplanned expenses soon after closing. The home inspection offers peace of mind and an opportunity to negotiate costs and have corrections completed before taking ownership. HomeTech Inspections will coordinate the inspection with your availability and walk you through the process, answering your questions and addressing concerns along the way. HomeTech will also join you in the pre-closing walkthrough to ensure previously identified items have been sufficiently addressed and to ensure concealed and/or new issues are identified prior to closing.
Pre-Listing Home Inspection
A pre-Listing Home Inspection is a visual examination of a property’s physical structure, grounds and installed systems based on an Industry Standard of Practice with reporting identifying those items with defect needing attention so to not turn away prospective buyers and to maximize the selling price. Issues identified during the Pre-Listing Home Inspection are the same items ultimately needing to be addressed prior to closing and often lead to delays or deal breakers. The Pre-Listing Home Inspection reduces risk and uncertainty of the real estate transaction process for both the seller and buyer.
The Pre-Closing Inspection is the last opportunity for the prospective buyer to identify issues with the property and to ensure previously identified issues have been effectively resolved before assuming ownership and responsibility for the property. Because properties are occupied, a significant portion of a property is concealed and not accessible for inspection. The Pre-Closing Inspection allows the inspector to re-visit the concealed areas once the owner has removed all personal items and addressing the final contingency of the transaction.
Annual Maintenance Inspection
The Annual Maintenance Inspection is a review of the condition of the property, based on the original inspection, ensuring the maintenance items are satisfactory and developing issues are identified and addressed. The Annual Maintenance inspection is also an opportunity to complete those maintenance tasks such as replacing furnace filters, smoke detector batteries, painting and caulking. The Annual Maintenance Inspection is offered at a reduced cost and can be schedule 12 months following the initial inspection.
